Case: How to sell apartments in Sochi like hot cakes?

The client was looking for a reliable contractor and contacted us in June 2018 (found through contextual advertising). The client already had a good unique selling proposition (USP) - “inexpensive comfort class apartments in the center of Sochi”.

The company had not previously promoted itself on the Internet, so we started by creating a business card website , on which we launched contextual advertising .

Objectives and tasks
The client’s goal is to sell apartments during the the usage of facebook database construction phase of a residential complex.
Our task is to bring the target audience from advertising at the best price.


Where we started
The target audience has been identified
Initially, the client wanted to attract people from the northern regions interested in buying real estate in Sochi. As a test, we chose the following regions: Krasnoyarsk Krai, Novosibirsk Region .

We worked out the semantic core of advertising
The director collected queries through the Wordstat.yandex.ru service. They selected the most targeted queries for the advertising campaign, deliberately not including near-target queries, since the budget was limited. As a result, the sample included queries related to real estate in Sochi. For example, these:

buy a one-room apartment in sochi

apartments +in sochi +from developer

buy new building +in sochi +from developer

Creating an advertising campaign for Yandex.Direct and GoogleAdwords search
In order to achieve the client’s goal, in the ad texts we emphasized the main advantages of the residential complex on Fabricius:

apartments from the developer;
convenient location;
low price.
